Understand the physical condition of your commercial real estate asset

Greenearth Environment Consultants provides Property Condition Assessment (PCA) support for commercial real estate acquisitions, lending, refinancing, asset management, and capital planning.

Our PCA services help clients understand the physical condition of a property, identify significant deficiencies, evaluate immediate repair needs, and anticipate future capital expenditures.

We support environmental consultants, engineering firms, lenders, real estate investors, and due diligence teams with structured property research, documentation, assessment support, and report preparation.

What We Assess

Our PCA support may include evaluation of the following building systems and components.

  • Site improvements and grounds
  • Parking areas and pavement
  • Drainage and stormwater features
  • Building structure and foundations
  • Roofing systems
  • Exterior walls and building envelope
  • Windows and doors
  • Interior finishes and common areas
  • Plumbing systems
  • Electrical systems
  • HVAC and mechanical systems
  • Fire and life-safety systems
  • Accessibility-related observations
  • Elevators and other major building systems
  • Deferred maintenance
  • Immediate repair needs
  • Replacement and capital expenditure requirements

Capital Needs and Repair Planning

A PCA is more than a description of existing building conditions. It can help property owners, investors, and lenders understand the potential financial implications of identified deficiencies.

Our assessment support helps organize

  • Immediate needs, repairs or deficiencies that may require prompt attention
  • Deferred maintenance, existing items postponed in a way that may affect condition
  • Replacement needs, components approaching the end of their expected useful life
  • Capital needs, anticipated future expenditure on major building systems

PCA for Real Estate Transactions

Our PCA support can be integrated into broader commercial real estate due diligence programs.

  • Property acquisitions
  • Property refinancing
  • Commercial lending
  • Portfolio acquisitions
  • Investment underwriting
  • Asset management
  • Property repositioning
  • Capital improvement planning
  • Property redevelopment

We help organize technical findings into clear, decision-ready information so stakeholders can better understand the physical condition and potential capital requirements of an asset.

Integrated Environmental and Property Due Diligence

Environmental and physical property risks are often evaluated together during commercial real estate transactions.

Greenearth can support a coordinated approach combining

  • Phase I ESA, environmental risk and potential contamination concerns
  • PCA, building condition, deficiencies and capital needs
  • Historical research, past property uses and development history
  • Environmental database research, regulatory records and potential concerns

This integrated approach gives clients a more complete understanding of the risks associated with a commercial real estate asset.

FAQ

Common questions

How does a PCA differ from a Phase I ESA?

They answer different questions about the same building. A Phase I ESA evaluates environmental risk, chiefly contamination and regulatory conditions. A Property Condition Assessment evaluates the physical condition of the asset, its deficiencies, immediate repair needs and future capital requirements.

PCA vs. Phase I ESA: Why Both Matter in Commercial Real Estate Due Diligence

What does your PCA support cover?

Site improvements, parking and pavement, drainage, structure and foundations, roofing, the building envelope, windows and doors, interior finishes and common areas, plumbing, electrical, HVAC and mechanical, fire and life-safety systems, accessibility-related observations, elevators and other major systems, together with deferred maintenance, immediate repair needs and capital expenditure requirements.

Property Condition Assessment (PCA): What Commercial Real Estate Investors Should Know

Do you carry out the property walk-through?

No. We support the assessment through document review, structured property research, evaluation and report preparation. Site-specific activity is carried out by you or by an appropriately qualified local professional.

Do you carry out site visits, sampling or laboratory analysis?

No. We provide research, evaluation and report preparation support. Field investigation, sampling, laboratory analysis and other site-specific activities can be coordinated with appropriately qualified local environmental professionals.

Who do you work for?

Environmental consulting firms, real estate investors, lenders, developers, engineering firms and underwriting teams. We work as an extension of your existing team, to your scope, your standards and your report format.

Engagement is project-based, volume-based, or dedicated-team support, depending on your requirements.

What do you need from us to start an assignment?

The property address and parcel information, the property type, and whatever you already hold: site plans, existing environmental reports, previous Phase I or Phase II ESAs, environmental database reports and regulatory documents. Tell us your reporting requirements and the turnaround you need.

We clarify the scope before starting rather than after, and the deliverable is prepared to your template, terminology and formatting.

How is the work checked before it reaches us?

Every assignment goes through a structured review covering property identification, address consistency, historical dates, facility locations, database information, regulatory status, the environmental conclusions themselves, internal consistency, your specific requirements, and report formatting and completeness.
